This is actually my second time through this training and I can say again I am amazed at the vision and direction of the company.

Today, I have had the pleasure of sitting side by side with the founder, Steve Morris, and the corporate trainers. The pass down wisdom is incredible. The leadership of this company is comprised of individuals from many different walks of life with pasts from different franchise brands. They saw the weaknesses of the other systems and they see the strengths that EXIT brings to the table.

All companies are not created equal. EXIT is truly the only company that gives an agent an opportunity for a secure and stable future. EXIT tools, training and technology are off the charts fantastic. The Art of Negotiating: 7 Tips to Help You Succeed

The Art of Negotiating“I absolutely adore negotiating,” says Tami Bonnell, President of the US Organization of EXIT Realty Corp. International. Tami offers these tips to help you in the negotiation process.

When it comes to negotiation, often real estate agents become nervous – that makes the issue too big! Negotiating is really just a conversation; if you’re in a negotiation with someone, they’re interested or you wouldn’t be talking.

As with everything else in life, if you think you can, you can; if you think you can’t, you can’t. Either way, you’re right. Stay in a positive frame of mind – it’s workable.

In negotiations there are four possible outcomes:

  • Win/win
  • Win/lose
  • Lose/lose
  • No outcome

Always strive for Win/Win so everyone benefits.

Here are the 7 key points to successful negotiations:

1. Avoid negotiating down to only one item, for example price. If the only thing you’re negotiating about is price you don’t have the same leverage as if there are other issues like appliances or closing date.

2. Never assume; make sure you ask effective questions. The more you know about your counterpart, the better off you’re going to be. “If I understand correctly, is this the most important thing for you?” Find out where they’re flexible.

The folks on the other side of the table don’t have the same needs and wants as you. Try looking at it from their perspective. Put their needs first.

3. Whenever you know less about your counterpart, you increase your risk window. It’s really important to know all of the “whys”. Why do they want to move into this home? School? Work? Service is the price you pay for a great career - you have to ask effective questions to best serve your customers.

4. How you talk is important too. Use short simple sentences; otherwise they might assume you’re not telling the truth. Long, complicated sentences can sound like you’re trying to talk over them. The books Negotiate This and You Can Negotiate Anything, both by Herb Cohen, are great references.

Make people feel comfortable and at ease. It’s not what you say, it’s what they hear.

5. Don’t get emotional – if it feels like the situation is becoming too emotional, it’s okay to reconvene.

6. Approach the scenario from a different angle - paint a picture that works for them but always tell the truth no matter the circumstances.

7. Always negotiate in person when possible. Negotiations by phone or e-mail will never be as effective as negotiating face-to-face. You can’t read body language over the phone. Not only will you get better results but you’ll get better at it, too.

Here are some key phrases to help in the process:

  • Help me understand.
  • Talk to me. (ie encourage them to open up)
  • I need a little more information.
  • I need a little help. (I want to understand your perspective)
  • What is it that’s frustrating you right now?
  • What is it you’re trying to accomplish?
  • Let’s recap.

Finally, remember that you don’t have to have all the answers. Negotiating is enjoyable – it means they’re interested! The more you do it, the better you’ll get.

Top 10 Differences Between EXIT Realty and the Others

There is definite change occurring in Real Estate brokerage including mergers, acquisitions, sellouts, roll-ins, conversions and plenty of closings of Real Estate offices. My job is to have my thumb on the pulse of these changes; any hint of someone making a move initiates a call from me to see if they have what it takes to be part of EXIT Realty. You see, I sell franchises, but I am not a franchise salesperson. I treat my career as a relationship building experience; selecting those franchise prospects that will take a leap of faith and invest in EXIT, so I can invest in supporting them in our system. And, I always ask myself this question, "Why would someone join EXIT Realty"? The answer is simple to me and after reading this, it will be simple to you. We have lasted through this turbulent time in our industry because of the strong foundation our CEO and Founder, Steve Morris, built back in 1996 when EXIT Realty was formed. I am convinced we will become the most productively successful Real Estate Company on Earth.

I am going to share ten (10) differences between EXIT Realty and the other choices. But, before you read them, consider this: you can travel the Dixie Highway from Michigan to Florida in a Ford, Chevy, Dodge, Lexus or Cadillac. Some are more comfortable, some more efficient, but all good choices for getting you down the road. Then, you have the choice of a Helicopter to achieve the same result. 1. Our Unique Operating System (The EXIT Formula). It is simple and it works. It provides additional income streams to agents and their families including retirement and death benefits. Over $175 Million has been paid out to date and it is not contingent on the profitability of the company. It welds agents into a brokerage and allows them to build a business within a business through the power of vesting the agent with the broker. True mentorship.

2. No Service Fees (%). EXIT Realty does charge a minimal Transaction Fee, but it is off the agents portion of the commission, not a 5-10% fee off the top like others. Simply put, you net more at EXIT Realty.

8 Habits to Boost Your Real Estate Business and Drive Production

They are creatures of habit, and it's the things they do that make them special. Things you can do too. Start by adding one or two of these habits to your daily business routine over the next 90 days.

Habit #1: Goal-Setting and Planning

Have written, specific and time-bound goals, for the short and long-term as well as the present. Goals should be challenging enough to motivate but still achievable. Reference, modify and adjust them often, and have a plan to attain them.

Habit #2: Make Things Happen

Don't just be satisfied with being busy, be focused on results; make your own success. Stay proactive, not reactive, and aware of your numbers for reaching your goals. Use weekly work plans and activity reports to enhance personal accountability, effectiveness and efficiency.

Habit #3: Prioritize

Become an excellent time manager. Prioritize everything, devoting at least three hours every morning for proactive prospecting. Find and maintain a balance between your production and production capability, and seek predictable results, without becoming emotionally attached to outcomes.

Habit #4: Think Win-Win

Have an abundance mentality, and apply this win-win attitude to your clients, your broker, your sponsors and your fellow associates both within the office and those cooperating on deals.

Habit #5: Listen, Realty Listen

Listen empathically, understanding that by listening, and reading a person's body language often provides greater results than doing all the talking. Ask effective questions and know how to move conversationally to the answer. Never prescribe before fully diagnosing.

Habit #6: Synergize

You must evolve from dependence, through independence to interdependence. Understand that that teamwork as well as partitioning labor or delegating is important. Participate in company and community activities, offer assistance and share what you know.

Habit #7: Constantly Re-Invent

Invest regularly in your own self-improvement. Participate regularly in sponsored events like EXIT training events, sales rallies and the Annual Convention. Become an education junky and be quick to apply what you learn. Pursue real estate designations, familiarize yourself with EXIT's Resource Center, and employ the help of a coach.

Habit #8: Sponsor Regularly

Be proactive about sponsoring. It should be an integral part of your business plan. Always be attentive to sponsoring opportunities and continually re-invent your sponsoring goals, tactics, dialogue and techniques.
